It only took four years.

We actually photographed this beautiful home four years ago. The Spring was doing its thing, and the home never looked better. So out came the cameras.

Was this seller set on selling just then? Not necessarily. But knowing the day would eventually come, we memorialized the moment.

And we played the long game. Sure enough, four years later, that moment arrived. 

Once these savvy sellers gave the green light - it was time to sell - Dana Rice Group moved swiftly and strategically:

  • Monday of launch week: We strategized the launch based on market activity and overall inventory levels. The real estate market was active but uncertain. We knew this was going to be a stand-out property in condition and price. We felt the overall market activity was pointing towards launch.
  • Tuesday: Two dozen agents toured during our weekly Compass broker tour. Why the tour? It gives us pricing feedback before full launch in the multiple listing service (MLS.) And creates early buzz among buyer agents.
  • By Wednesday: More private showings, so we moved the property from private placement to "Compass Coming Soon" to build anticipation.
  • Thursday: We knew there was enough interest to launch at our ideal price in the MLS, with plans for a weekend open house. Full exposure with smart pricing.
  • Friday: Two buyers already stepped up with offers; more tours throughout the day. Sellers decided they had an offer that delivered exactly what they wanted.

Final results: Sellers were thrilled with a strong offer that allowed them to exhale and to move the dog back home (who was away during the week.) Also, proof that the preparation, pacing, and patience paid off.

Moral of the Story: Those photos and marketing assets ready in a moment's notice were key in this opportunistic launch. When a property is strategically introduced, you can create demand and hone your message, price, and presentation perfectly while mitigating inherent vulnerability that is present when on the market.
