What’s With All the Chevy Chases? An Easy Guide to the Incorporated (and Unincorporated) Neighborhoods Known as ‘Chevy Chase.’ And No, It’s Not About the Actor.

If you’ve ever driven through or searched for real estate in the DC metro area, you’ve likely come across “Chevy Chase.” But here’s where it gets tricky: Chevy Chase isn’t just one place. It’s a sprawling collection of neighborhoods, towns, villages, and unincorporated areas spanning both Maryland and Washington, D.C.

To add to the intrigue, none of it has anything to do with the actor Chevy Chase. So, what’s the deal with all the Chevy Chases? Let’s break it down.

Why So Many Chevy Chases?

The area we now call Chevy Chase originated in the late 19th century, when developers began purchasing farmland to create suburban neighborhoods for Washingtonians.

The name “Chevy Chase” comes from a 560-acre land grant called "Cheivy Chace," which dates back to the late 1600s. The name itself is thought to reference a famous British ballad about a battle on the English-Scottish border. So, while it sounds quirky to modern ears, the roots of the name are both historic and literary.

Fast forward to the early 20th century, and the area’s rapid development led to the incorporation of several mini municipalities. Each wanted to preserve its own unique character and manage local services like trash collection, snow removal, and zoning. As a result, today’s Chevy Chase is a patchwork of towns, villages, and neighborhoods, each with its own identity but sharing a common name.

A Breakdown of Chevy Chase(s)

Here’s a quick guide to all of the "Chevy Chases" to help you find the right Chevy Chase in your home search.

Chevy Chase, Washington, D.C.

Chevy Chase, D.C., is a well-established neighborhood bounded by Rock Creek Park, Western Avenue, and Reno Road. Here in zip code 20015, there is a strong sense of community and history, with easy proximity to downtown D.C. and other urban centers.

Think of this as the "city" side of Chevy Chase, with bustling streeteries, shopping, businesses, apartments, rowhomes, and striking single family homes. There are several subdivisions that make up Chevy Chase, D.C., but none are independent municipalities like the “Chevy Chases” of Maryland.

Chevy Chase - Multiple Maryland Neighborhoods and Towns

The Town of Chevy Chase

In the 1890s, the Chevy Chase Land Company was formed and set the stage for the development of Chevy Chase in the 20th Century.  "The Town of Chevy Chase" is located between Wisconsin and Connecticut Avenues, and features tree-lined streets, walkability to downtown Bethesda, and a mix of historic and modern homes. It’s the largest municipality in Chevy Chase with just over 1,000 households.

Chevy Chase Village

Chevy Chase Village spans both sides of Connecticut Avenue and is Maryland’s wealthiest municipality. Once the "summer destination" for politicians and business owners who lived close to The Capitol, Chevy Chase Village is known for its large lots, historic homes, and a highly desirable area with a serene atmosphere. Chevy Chase Village is a historic community of 720 homes, a Village Hall, and a locally run police, sanitation, and administration.

Section 3 of the Village of Chevy Chase

"Section 3" is the suburban enclave north of Bradley Lane and nestled between Connecticut Avenue and Brookville Road. With approximately 280 households, it’s a charming and family-friendly village named for the historical designation of the original subdivisions of Chevy Chase.

Section 5 of the Village of Chevy Chase

Located just north of Section 3, “Section 5” has 223 homes and a relaxed, suburban vibe. It’s known for its close-knit community and walkability to local shops and restaurants on Brookville Road, along with excellent community management and administration. Seventeen homes have been designated as having features which are historically significant, and these homes are listed on the Montgomery County historic register.

Villages of Martin’s Additions

Incorporated in 1985, Martin’s Additions is a picturesque village with narrow streets and cozy homes. Its friendly atmosphere makes it a favorite for families and professionals alike. There are 325 homes that make up the community, with a five-member elected council and village manager ensuring the provision of a variety of services. The Shops of Brookville house pharmacy, market, cafe, barber, and the Village administrative offices.

Friendship Heights

Friendship Heights is a special tax district with an urban character. Known for its high-rise apartments, luxury condos, and a bustling commercial area, it’s a hub for shopping, dining, and commuting with convenient Metro access. Friendship Heights Metro is accessed easily at the corner of Wisconsin and Western Avenue.

North Chevy Chase

North Chevy Chase is located just south of the Beltway and northeast of the Connecticut Avenue and Jones Bridge Road intersection. The Village consists of 211 single-family homes and is a peaceful village ideal for suburban living.

Chevy Chase View

Chevy Chase View, just south of Kensington, offers a mix of spacious homes on larger lots and a tranquil, suburban feel. This community is slightly newer, having incorporated in 1993.

The Town of Somerset

Although not officially part of Chevy Chase, Somerset is often associated due to its proximity and charm. It features a community pool, lush green spaces, and a small-town vibe close to downtown Bethesda.  Somerset includes just over 400 households that enjoy access to a community pool and parks. The Town of Somerset’s active architectural committee ensures the harmonious connection between homes and the tree-lined setting.

The Village of Drummond

Drummond is a tiny, intimate community with just 43 homes on two-thirds of a single street. You read that right - just a single street makes up this precious independent village. Established in 1916, it’s one of the oldest special tax districts in the Chevy Chase area.

Wait… Is Any of This Related to Chevy Chase the Actor?

Here’s the short answer: no. Chevy Chase, the actor, was born Cornelius Crane Chase and took on “Chevy” as a nickname, reportedly inspired by the same ballad that gave the area its name. But there’s no connection between the man and the place—though it’s hard not to smile when someone asks if “Chevy Chase” lives in Chevy Chase.

Why Does This Matter to Home Seller and Buyers?

Understanding the differences between the Chevy Chase neighborhoods and municipalities is crucial. Each has its own character, amenities, and price points. Whether you’re drawn to the walkable streets of the Town of Chevy Chase, the grand homes of Chevy Chase Village, or the urban convenience of Friendship Heights, there’s a Chevy Chase for everyone.

So, while Chevy Chase the actor might not live here, plenty of lucky residents do.
